The Bidwill Design and Build Process (you can also pick and mix our services)
Your Project
Let's have a chat about what it entails, council, consents, feasibility etc. Following that, we collaborate with our in-house design team to get the ball rolling. Alternatively, if you have a preferred designer or architect, we can arrange a meeting with them to explore and discuss your ideas further.
Preliminary agreement
You enter into the initial agreement with Bidwill Design & Build. This foundational agreement signifies our commitment to collaborate with you during the design and costing phase; it does not constitute a contract for the entire construction process.
Site Audit
We loop in our Planner and Geotech (if needed) to do a site audit to ensure we know exactly what can be done on the site and within the current unitary plan.
Concepts
Our design team will take a brief from you and use this to create the preliminary concept designs for your initial approval. This will be a collaborative process to ensure the designs meet your creative directives and align with your vision. We are also happy to work with your designer or review plans already completed.
Ballpark estimates
Our team offers a rough estimate based on the preliminary concept designs. Following this assessment and subsequent discussions, you have the opportunity to review the initial plan and make any necessary adjustments to accommodate your budget and incorporate any new ideas that may have arisen in the meantime.
Developed Design
Once you are happy with the concept and the ballpark estimates, the design team will continue developing your design. Throughout this process they will want to collaborate closely with you to ensure everything which impacts construction and the end product is thought about early on so things are as streamlined as possible when it comes to the construction phase.
Interior Design (Optional)
Our interior design team brings a blend of creativity and precision with constant communication with the rest of the team to ensure every detail is considered. We will work with you in a collaborative way giving you great documents to work with and timelines for decisions to ensure the entire process is lots of fun.
Landscape design (Optional)
You may like to meet with our landscape designers at the concept stage to discuss how you plan to use your outdoor space as construction considerations have lasting impacts on your landscape and the flow of spaces. There are various ways you can work with us and our sister Company “The Little Digger Company” so we can take you through these options early on.
Construction Drawings
Once all the decisions have been made and every little detail thought through, your design is translated into a set of working drawings so building consents can be applied for. This is a big job as every part of the building must be detailed and specified so it takes time.
Pricing
A full pricing exercise is completed by a Quantity Surveyor, our Design and Project Management team, and we get pricing from the preferred subcontractors. We then present you with a price for your project. We will talk you through all inclusions and exclusions and give you an opportunity to ask lots of questions so you fully understand the process, how we charge, why things cost what they cost and anything else you need to know.
Signing your contract
If you are happy to proceed with the project we will prepare a contract for you to sign for Bidwill Design and Build to complete the build.
Book in your build
Collaboratively, we determine the best timing for your project construction and get it locked in so you can plan.
Build
This is where the magic happens, and our concepts become reality! Our skilled construction team now steps in to bring to life the plans meticulously crafted during the design phase. With robust systems and processes in place, we ensure efficient timelines and keep you well-informed throughout the process.
Practical Completion and Code of Compliance
Achieving Practical Completion marks a significant milestone in your construction journey. With all fixtures, fittings, kitchen installations, tiling, and floor coverings in place, the final fit-off and cleaning bring your residence to full operational status. Before you move in, the Council's approval is essential in the form of the 'Code of Compliance Certificate.' This certification ensures the alignment of the final product with the submitted plans, confirming that your home is ready for occupancy. Anticipate approximately five to six weeks for the completion of this crucial stage.
Move in
You get the keys to your new home as well as a manual with everything you need to know about your house and maintaining it in top condition and we are here for any queried you may have.
